What is considered a reasonable rent?

What is considered a reasonable rent depends on the type of home you are renting out.

For privately owned homes, such as apartments, houses and holiday homes, the rules introduced on 1 July 2026 provide greater freedom to set the rent based on market demand. At the same time, tenants remain protected against significantly excessive rents.

For tenancy apartments, the rules on reasonable rent and the utility value principle continue to apply under the Swedish Tenancy Act.

Yes. The rules differ depending on the type of home. For tenancy apartments, the Swedish Tenancy Act’s rules on reasonable rent and the utility value principle still apply. Privately owned homes, such as apartments, houses and holiday homes, are instead governed by Sweden’s Private Letting Act.
