How we calculated it: the ranges come from the rent calculator when we enter Stockholm as the location instead of a specific address. The average rent is the middle of the range for the two-room apartment. The calculator is based on completed rentals of similar homes through Samtrygg, and only uses the rentals that are relevant to today’s rent levels.
The figures are an estimate, not a guarantee. Your home can end up above or below the range, depending on where in Stockholm it is and what it is like.

Renting out an apartment in Stockholm: how much rent can you charge?
The rules for the rent depend on what kind of home you rent out. If you rent out your tenant-owned apartment, you and the tenant agree on the rent between you. If you sublet a rental apartment (hyresrätt), the rent is based on what you pay yourself. Subletting means renting out a home you own or rent yourself, which is called renting second hand, or andrahand, in Swedish.
Tenant-owned apartment, house or freehold apartment. Since 1 July 2026, the Private Rental Act (privatuthyrningslagen) applies when you rent out your home as a private individual. The rent must be a fixed amount, but electricity and heating can be charged based on actual use. If you have agreed on it, the rent can also be index-linked.
The rent must not be considerably higher than what similar homes normally cost, though. If it is, the tenant can apply to the Rent Tribunal (hyresnämnden) to have it reviewed. The Rent Tribunal can lower the rent from the date of the application, and you then pay back what was overpaid, with interest.
Subletting a rental apartment Here the rules in the Swedish Land Code (jordabalken) apply, and the rent must be reasonable. In practice, the Rent Tribunal starts from the rent you pay yourself, with a reasonable addition if the apartment is furnished or if, for example, electricity is included. So the average rents above do not apply to rental apartments.
Don’t forget permission. For a tenant-owned apartment you need the housing association’s consent, and for a rental apartment you need your landlord’s consent. Read more in the guides on renting out a tenant-owned apartment and how much rent you can charge.
What affects rent in Stockholm?
Rent in Stockholm is mainly affected by location, size, furnishing and what is included. These are the same things the rent calculator asks about, so it pays to fill them in carefully.
Location. Two apartments of the same size can have different rents depending on the area and how close they are to public transport.
Size and number of rooms. More square metres mean higher rent, but the rent per square metre goes down the bigger the home is. A furnished one-room apartment of 30 sqm is around SEK 400 per square metre, while a three-room apartment of 70 sqm is around SEK 290.
Furnished or unfurnished. A furnished home suits people moving to Stockholm for work or studies. Read more in the article Furnished or unfurnished?
Condition and what is included. A newly renovated apartment with electricity, broadband and a washing machine is worth more to a tenant than a home where everything costs extra.
Rental period. Samtrygg focuses on long-term rentals of six months or more, but shorter rentals are also possible. The shortest rental period is two months.
