Renting out your apartment to a company: what applies
If a company is looking for corporate housing in Stockholm for an employee, you can rent out your apartment to it in much the same way as to a private person. The same permission requirements apply to your home and the same rules govern the rent. The main difference is that the lease is signed with the company, while it is often an employee who moves in, so the lease needs to show who will live there.

Renting out an apartment to a company: the rules
When you rent out an apartment to a company, the rules depend on the type of home you have, not on who is renting. If you own a tenant-owned apartment (bostadsrätt), a house or a condominium (ägarlägenhet) and rent it out as a private person, you follow the Private Rental Act (privatuthyrningslagen), which has applied since 1 July 2026. If you rent your own home as a rental apartment (hyresrätt), the tenancy rules in the Swedish Land Code (jordabalken) apply instead.
There is one exception to keep in mind. If you regularly rent out more than two homes that are not part of your own home, the Swedish Land Code applies to tenant-owned apartments and houses too. If your lease was signed before 1 July 2026, the old act on renting out your own home still applies.
Under the Private Rental Act, both you and the company can end an open-ended lease with three months’ notice, to the end of a month. A fixed-term lease ends when the rental period runs out, but the tenant can always end it with three months’ notice. Notice must be given in writing. The same goes for security of tenure: under the Private Rental Act, the tenant has no right to stay once the lease has ended correctly, and that includes a company. If the company sublets a rental apartment, it has no security of tenure for the first two years. Read more about the Private Rental Act and what it means when you rent out.
Renting out a tenant-owned apartment to a company
To rent out a tenant-owned apartment to a company, you need the housing association’s consent, just as when you rent to a private person. If the board says no, the Rent Tribunal (hyresnämnden) can still give you permission if you have reasons for subletting (renting second hand, andrahand in Swedish) and the association has no justified reason to refuse. It helps to say in your application who will live in the apartment and for how long, so the board has what it needs to decide.
Since 1 July 2026, previous subletting only counts against you if it has been extensive, so you can sublet for longer periods than before. If the association’s statutes allow it, the association may charge an annual subletting fee of at most 10 percent of the price base amount (prisbasbelopp), which in 2026 means at most SEK 5,920. You as the owner pay the fee. If you sublet without consent or permission, you risk losing your apartment. Read more about subletting a tenant-owned apartment.
Renting out a home to a company: rental apartment, house or condominium
If you want to rent out a home to a company and you have a rental apartment, you need your landlord’s consent. If your landlord says no, the Rent Tribunal can give permission if you have considerable reasons, such as studies or work in another town, and the landlord has no justified reason to refuse. The permission then applies for a set period.
A house or a condominium is simpler, since no association or landlord needs to approve the rental. If you are thinking of renting out a house to a company, our guide to renting out a house has more. You will find every permission step by step in the permission guide.
How much rent can you charge a company?
Under the Private Rental Act, you and the company agree on the rent, but it must not be significantly higher than what similar homes normally cost. If it is, the tenant can apply to the Rent Tribunal, which can lower the rent from the date of the application. You then pay back what was overcharged, with interest. The rent must be a fixed amount, but electricity and heating may be charged by actual use, and the rent may be indexed if you agree on it.
If you sublet a rental apartment, the rent must be reasonable. In practice, the Rent Tribunal starts from the rent you pay yourself, with a reasonable addition if the apartment is furnished, often around 10–15 percent for a fully furnished apartment, or if electricity is included, for example.
A good way to find a reasonable rent is the rent calculator. It is based on completed rentals of similar homes through Samtrygg, and only includes those that are relevant to today’s rent levels. The calculator gives you guidance, but it cannot promise that the rent will hold if it is reviewed. Read more in How much rent can I charge?
Renting to a company or a private person: what is the difference?
The biggest difference is that the party to the lease and the person living in the home are often not the same. The company signs the lease and pays the rent, but an employee moves in. So write into the lease who will live in the apartment, and agree on a contact person at the company if something happens.
The rental period is also worth thinking through. An assignment or project often has an end date, and then a fixed-term lease can suit both sides. When you rent out through Samtrygg, the focus is on rentals of six months or longer, but shorter rentals are possible too. The shortest rental period is two months.
The paperwork is the same as for any rental. You and the tenant record the condition of the home in an inspection report at move-in and move-out, and through Samtrygg you also get an inventory list and a key receipt. To learn more about the lease itself, read what a lease should include.

Frequently asked questions about renting out your apartment to a company
Do I need permission to rent out to a company?
It depends on your home, not on the tenant being a company. A tenant-owned apartment requires the association’s consent and a rental apartment requires the landlord’s consent. A house or condominium can be rented out without anyone’s approval.
Can I rent out to a company as a private person?
Yes. When you as a private person rent out your tenant-owned apartment, house or condominium, the Private Rental Act applies even if the tenant is a company, as long as you do not regularly rent out more than two homes. The same rules for rent, notice and the lease apply as when you rent to a private person.
Can I charge a company a higher rent?
No, the rent is judged by the home and what similar homes cost, not by who is renting. If the rent is significantly higher than for similar homes, the tenant can turn to the Rent Tribunal and get back what was overpaid.
Who should be named on the lease when a company rents?
The company is your contracting party and is responsible for paying the rent. The person who will live in the home should also be named in the lease, so it is clear who has the right to live there.
How long can a company rent my apartment?
Under the Private Rental Act there is no maximum rental period, so you decide together. If you sublet a tenant-owned or rental apartment, the permission you get may be time-limited. Through Samtrygg, the shortest rental period is two months.
Do I have to pay tax when I rent out to a company?
Rental income can be taxable, and you can make certain deductions. How much is taxable depends on your situation, so use the Swedish Tax Agency’s (Skatteverket) calculation tool. You will find an overview in our tax guide.
Summary
Renting out your apartment to a company works much like renting to a private person. Permission depends on your home, the rent follows the same rules and the lease should show who lives there. With a reasonable rent, a clear lease and the Safety Package behind you, you can rent out with peace of mind.
