Renting out an apartment – rules, permissions and tips

Renting out an apartment can be a smart way to keep your home while earning extra income. If you are planning to rent out an apartment in Sweden, it is important to understand the rules that apply, as they differ depending on whether you own the apartment or rent it yourself.

In most cases, permission is required when renting out an apartment. If you own your apartment, you usually need approval from the housing association before you can rent it out. Since a legal change in 2014, it is enough to have valid reasons for renting out your apartment, such as work or studies in another city, temporary cohabitation with a partner, illness, or renting out the apartment to a close relative. Many housing associations also set limits on how long you are allowed to rent out an apartment, often for periods of six or twelve months. If permission is denied, the decision can be reviewed by the Rent Tribunal.

If you want to rent out a rental apartment, approval from the landlord is required. You must also have strong reasons for not living in the apartment during the rental period. Common reasons include temporary work in another location, a longer stay abroad, or special family circumstances. If the landlord says no, you can apply to the Rent Tribunal for a review.

Setting the right rent is a key part of renting out an apartment. When you rent out an owner-occupied apartment, the rules are more flexible and the rent can be based on market value and the apartment’s standard, but it must always be reasonable. When renting out a rental apartment, the rent may only cover your actual costs, and it is not allowed to rent out the apartment for profit. To find the right rent level, a rent calculator can be a helpful tool.

To successfully rent out an apartment, it is also important to find a reliable tenant and to have a clear rental agreement. The agreement should state the rent, rental period, notice period, and whether the apartment is rented furnished or unfurnished. A clear contract reduces the risk of misunderstandings and makes renting out an apartment safer for both parties.

By using an established rental marketplace, anyone who wants to rent out an apartment in Sweden can get support throughout the entire process—from advertising and permissions to rental agreements, rent guarantees, and insurance. This makes renting out an apartment easier, safer, and more secure.
